How much can I get back? Some real examples

Names and exact addresses are left out to protect our clients. The amounts, cities and timelines are real and typical of the cases we take.

AmsterdamStudio, free sector
268euro / month lower
3,200euro recovered
4 monthsto resolution

A studio rented well above its WWS points value. Once the points were assessed the legal rent was far lower, and the overpaid months were recovered.

RotterdamTwo room apartment
190euro / month lower
1,900euro recovered
5 monthsto resolution

A classic case of a rent set without reference to the points system. The reduction held going forward and the back payment landed a few weeks after the ruling.

UtrechtRoom in a shared house
145euro / month lower
1,400euro recovered
3 monthsto resolution

Even a single room can be checked. The points showed the rent was over the maximum, and the monthly saving adds up fast over a tenancy.

The HagueOne bedroom flat
210euro / month lower
2,500euro recovered
4 monthsto resolution

The tenant nearly signed for another year before checking. The reduction plus refund made a real difference to a student budget.

How we count. Monthly reduction is the difference between the old rent and the legal rent set by the Huurcommissie. Recovered means rent paid back for the overpaid period. Timelines are from filing to ruling and vary with how busy the tribunal is.

S Sofia M.Amsterdam

I had no idea my rent was even checkable. Nexus did the whole Huurcommissie process in Dutch for me and my rent dropped by 270 euro a month. They only got paid because it worked.

L Lukas R.Rotterdam

Honest from the first call. They told me straight away I had a strong case and a real deadline. Got money back for the months I overpaid. No upfront cost, exactly as promised.

A Aisha K.Utrecht

As an international student I was scared to say anything to my landlord. Nexus handled all of it in English with me and in Dutch with the tribunal. Calm, clear, no pressure.

M Marco P.The Hague

The free check showed I was about 190 euro over the legal maximum. Six months later it was sorted and lowered. I wish I had done this in my first year here.

Y Yuki T.Eindhoven

Clear about what they could and could not do. No false promises. The rent reduction stuck and they explained every step so I actually understood my own contract.

D Diego F.Groningen

Started with the two minute check out of curiosity. Turned out I had been overpaying for a year. They recovered part of it and fixed the rent going forward.
