What type of property do you rent?

This determines which regulatory framework applies to your situation

What is your monthly base rent?

Enter the base rent only. Do not include service costs or utilities.

This amount is listed in your rental agreement as "kale huur" or "netto huur". If unsure, check your monthly bank statement.

When did your rental contract start?

This determines the applicable regulations and how far back any overpayment can be recovered

The start date is stated on the first page of your rental agreement, typically below the names of the parties involved.

What is the total living area?

The living area is the primary factor in the WWS points calculation

This figure is usually stated in your rental contract. You can also verify it free of charge at bagviewer.kadaster.nl.

What is the WOZ value of the property?

This improves the accuracy of your assessment

You can look up the WOZ value of any property free of charge at wozwaardeloket.nl. Use the most recently published valuation.

What is the energy label of the property?

The energy performance rating has a significant impact on the permitted rent level

The energy label is stated in your rental contract or on the certificate provided by your landlord. You can also verify it at ep-online.nl. If no label is available, select "Unknown".

Does the property include any of the following?

Select all that apply. These features add points to the WWS assessment.

Your answers stay private until you choose to start a case. The assessment is based on Dutch tenancy law and the rent points system (WWS 2026). Outcomes depend on the specifics of each case and on a ruling by the Rent Tribunal (Huurcommissie).
